This page is a listing of our standardized service packages and associated costs.  Keep in mind that there are many more services that we can provide that are not listed below.  We promise to work with you to arrange for the right set of services and fees based on your specific needs. 


 

TIER 1 - Total Fee to be 8% of the Construction Cost (see definitions)

  1. Architectural phases:

    1. Schematic Design

    2. Design Development

    3. Construction Documents

    4. Structural engineering

  2. Basic 3D model with drawings and elevations of key design areas.

  3. Processing of building dept permits. 

  4. Tier 1 services end when building permits are approved and ready to be pulled for construction.

TIER 2 - Total Fee to be 10% of the Construction Cost (see definitions)

All services in TIER 1, plus:

  1. Interior elevations of all rooms.

  2. Basic interior design services:

    1. Layouts for all rooms in the design, including locations for items such as vanities, cabinets, bath/shower, and other fixtures. (does not include the selection of specific sizes, function, materials, or finishes).

    2. Electrical device locations and lighting fixture circuit plan.

  3. Tier 2 services end when building permits are approved and ready to be pulled for construction.

TIER 3 - Total Fee to be 12% of the Construction Cost (see definitions)

All services in TIER 2, plus:

  1. Detailed 3D renderings and elevations of key design areas, showing colors and materials.

  2. Full Interior design services. Work with the owner to select and source all materials and finishes (tile, flooring, counter tops, fixtures, etc.)

  3. Construction Administration (see page 2).

  4. Assist client with solicitation/review of contractor bids.

  5. Tier 3 services end at substantial completion of construction.

ADDITIONAL PROJECT COSTS

​

Listed below are some common additional services, provided by outside companies (unless noted otherwise), that a project may require. ATSTUDIO will assist in coordinating services from these outside companies.

 

  1. Civil engineering (grading plan, hydrology analysis, site utilities. Can be required for ground up construction, extensive floor area additions, extensive site work, etc.) 

  2. Site survey (to establish topography, property lines, or building location on the site. Typically required with large floor area additions or when property line locations are in question.)

  3. Soils report (typically required for hillside properties or ground up construction)

  4. Seismic study (typically required when property is adjacent to known active fault lines)

DEFINITIONS

​

Total Fee is the total cost to be paid to ATSTUDIO for services rendered, excluding any reimbursable items as listed in the design contract. The total fee will be separated into 3 to 8 payments that are invoiced as the project progresses. 

 

Construction Cost is the final contract bid from the general contractor which includes all items built into the house.  Common exclusions are items that are directly sourced and purchased by the owner such as furniture, appliances, fixtures, etc..  If the project has special circumstances for construction such as Owner-as-builder or discounted costs from workers, trades, or suppliers, the construction cost will be an agreed upon cost based on local per square foot averages for the size and quality level of the proposed work.  An additional alternative method for arriving at the construction cost is to start with the owner’s total project budget and subtract all costs not related to the actual construction, such as permit fees, design fees, and budgets for common owner provided items.  The architect can assist in arriving at this number but it is the responsibility of the owner to budget correctly for all items outside of the base construction cost.  The construction cost shall be defined at the beginning of the project or during the schematic design phase and is subject to change based on the changing size and scope of the project as requested by the client and accepted by the architect.

 

Schematic Design establishes the intent, size, relationships and overall conceptual design of your project. The goal is to formulate a clearly defined concept to present for discussion, revision, and approval. During the Schematic Design phase, drawings typically consist of sketches, diagrammatic floor plans and basic 3D computer renderings illustrating the key aspects of your project.

 

Design Development expands upon the schematic design, refining and cultivating creative solutions to project specific goals and delves into greater architectural detail, materials, and building systems. The goal is to refine the project size, aesthetics, principal components and details. During the Design Development phase, drawings typically consist of floor plans, exterior elevations, building sections, key details, window and door schedules and revised computer renderings.

 

Construction Documents are used to price, bid, and build your project, as well as submit for necessary permits. They establish in detail the quality of materials and building systems required for completing the project to obtain the project cost and contract. Construction Documents encompass concise drawings, descriptions, dimensions and annotations for the entire project. During the Construction Documents phase, drawings can consist of floor plans, foundation plans, roof plans, framing plans, exterior and interior elevations, building sections, wall sections, exterior construction details, window/door schedules, electrical and lighting plans and outline or short form specifications.  During this phase the architect will interface with any appropriate consultants (engineering, landscape, lighting, HVAC, etc.) ensuring a complete coordinated set for construction.  

 

Construction Administration involves the review of the contractor’s requests for information, requests for payment and change orders, making site visits at appropriate intervals, and providing supplemental information. The goal is to ensure quality within design intent, budget, schedule, and craftsmanship throughout the process. Our team is your representation, advocate, and point of contact throughout construction.


Substantial Completion is the stage in the progress of the Work when the Work or designated portion thereof is sufficiently complete in accordance with the Contract Documents so that the Owner can occupy or utilize the Work for its intended use.
